In 2026 Mexico’s Instituto del Fondo Nacional de la Vivienda para los Trabajadores (Infonavit) showed a mixed picture of rapid credit expansion alongside a sharp rise in loan delinquency. Data from the Secretariat of Agrarian, Territorial and Urban Development indicated that Infonavit approved 918 mortgage credits in the most recent year—a 35 % increase over four years—reversing a decade‑long decline. However, the enlarging portfolio brought mounting strain. Infonavit’s overdue loan balance grew from 106.6 billion pesos in 2018 to over 410 billion pesos by March 2026, with the delinquency rate climbing to 21.21 %, surpassing the total bad‑debt level of Mexico’s entire banking system. High‑risk loans (over 90 days late) rose to 15.72 % of all credits. Meanwhile, the rival housing fund Fovissste continued to see a steep decline in formalized credits, highlighting divergent trajectories within Mexico’s public housing finance sector.
