Palisades Fire recovery in Malibu

Eighteen months after the July 7 2025 Palisades Fire, Malibu’s rebuilding effort remains sluggish. Homeowners face high reconstruction costs, insurance gaps and a lengthy permitting process, with only a fraction of the 1,076 damage‑related permits resulting in new homes. The slow pace has left parts of the community looking like a “ghost town” and prompted many residents to sell rather than rebuild.

By early August 2026, commercial activity shows signs of revival. Palisades Village, a luxury open‑air shopping and dining complex in Pacific Palisades, announced a grand reopening on August 15, featuring dozens of boutiques and restaurants. At the same time, Caltrans and utility crews continue extensive lane‑closure work on Pacific Coast Highway and Topanga Canyon Boulevard, repairing drainage, slopes and retaining walls, and maintaining reduced speed limits.

The juxtaposition highlights a mixed recovery: while residential reconstruction stalls, key commercial venues are reopening and infrastructure repairs persist to restore safe travel along the coastal corridor.
