Throughout 2026, Poland’s commercial real estate market has seen significant shifts. In the logistics sector, vacancy rates dropped to 6.6% in the first half of the year, the lowest since 2023, as tenant demand rose by over 21% year-on-year. While total warehouse stock exceeded 38 million square meters, new investment starts in early 2026 were approximately 25% lower than the previous year. Logistics expansion has been driven by diverse players. Retailers are heavily investing in supply chain infrastructure; Biedronka launched a 214,000 m² distribution center in Sokołów Małopolski, while Dino Polska advanced a 45,000 m² facility in Zawiercie. Recent developments highlight Dino Polska’s continued expansion in the Greater Poland Voivodeship. The company is set to acquire 18 hectares of land in Lulkowo, near Gniezno, for a transaction valued at 14.4 million PLN. Building permits have been issued for a new distribution center at this site, which is expected to cover approximately 47,000 square meters. Construction is slated to begin in 2027 and is estimated to create up to 600 new jobs for the local region. Alongside these logistics developments, Dino has also begun testing self-service checkouts via a pilot program at its Krotoszyn headquarters. As of October 2026, Dino is pursuing an aggressive strategy to target larger urban areas, including plans to enter underserved northern districts in Szczecin. This follows a period of rapid growth where the retailer opened 256 new stores between January and September 2026, bringing its total to 3,283 locations. Specialized developments continue in the aviation and industrial sectors. LDT Wrocław is tripling its cargo terminal capacity at Wrocław Airport to handle pharmaceuticals and high-value goods.
