Swiss labor and housing market trends
Overview
Switzerland is experiencing shifts in its labor and housing markets. In August 2026, the unemployment rate remained stable at 3.0 percent, though the total number of registered unemployed persons rose by 1.6 percent to 141,544. This included a rise in youth unemployment among those aged 15 to 24.
Simultaneously, the housing market has seen a tightening of supply. As of June 2026, the national housing vacancy rate fell below 1 percent for the first time in 2026, reaching 0.93 percent. This decline follows a six-year downward trend, with significant decreases in Eastern Switzerland, Northwest Switzerland, and Ticino.
Despite a shortage of living space driven by population growth outpacing construction, asking rents in Switzerland fell by an average of 1.7 percent between July 2025 and July 2026. This represents the first decline in asking rents since the 2019/20 period, with the most notable drops occurring in Ticino and Zurich.
Recent analysis suggests the Swiss construction market may be approaching a turning point. A study by Wüest Partner indicates the trough in construction might have passed, forecasting a net increase of approximately 45,000 units in 2026 and 50,000 in 2027. However, the Federal Office of Housing (BWO) warns that the situation remains tense, noting that housing shortages persist in Zurich, Central Switzerland, and mountain regions due to limited land availability and population growth.
