Tennessee demographic and economic expansion

Tennessee has experienced significant demographic and economic shifts, characterized by rapid population growth and expanding industrial sectors. By July 2025, the state population reached 7.32 million, marking a more than 10% increase over the previous decade. This growth has been particularly concentrated in Nashville and surrounding suburbs, driven by large-scale manufacturing investments in the energy and automotive sectors, such as battery-cell production facilities.

This expansion has coincided with notable changes in the state’s fiscal landscape. Tennessee has seen the highest percentage increase in property taxes in the nation over the last six years, with increases exceeding 75 percent in some areas. While residents face financial pressure due to the lack of a property tax cap, the state is projected to end the 2025-2026 fiscal year with higher-than-expected revenues. Finance Commissioner Jim Bryson reported that tax revenues increased by 7.65 percent compared to the previous year, representing a $1.7 billion rise driven largely by sales, franchise, and excise taxes.
