Tourism and real estate developments in Poland and Lithuania

Developments in tourism and real estate are expanding across Poland and Lithuania, with an increasing focus on wellness and specialized architectural design.

In Poland, recent projects include the Kalbornia Mazury development near Lake Dąbrowa Wielka, which utilizes specific architectural contrasts to integrate with the natural landscape, and the completion of the Anchoria Holiday complex in Mechelinki, featuring 88 apartments and a wellness zone.

In the border region between Poland and Lithuania, the ‘Uzdrowiska Pogranicza’ initiative has emerged, promoting health tourism through a partnership of five spas focused on year-round wellness and outdoor activities. Meanwhile, Lithuania has seen a 20 percent increase in tourism, supported by a National Gastronomy Tourism Strategy and recognition in the Michelin Guide.

Regarding the Polish hospitality sector, reports from the 2026 summer season for hotels owned by J. W. Construction Holding S.A. indicate shifting guest behaviors. Properties such as Hotel Dana in Szczecin, Czarny Potok Resort SPA & Conference in Krynica-Zdrój, and Hotel 500 have observed shorter booking windows and an increase in last-minute reservations. Guests are showing higher price sensitivity, prioritizing the “best value-to-quality ratio” and demanding comprehensive packages that include gastronomy and wellness. Additionally, there is a rise in short city-break trips, pet-friendly travel, and an influx of international tourists from Germany, the Czech Republic, and Scandinavia.
