Vietnam real estate and financial market activity

Overview

Vietnamese real estate and financial sectors are experiencing significant shifts in profitability, capital movement, and institutional frameworks. Initially, property developers reported a surge in Q2 profits driven by financial activities, such as interest on deposits, rather than core sales. For instance, Phat Dat saw net profits reach VND 81 billion despite real estate sales contributing only about VND 2 billion, while Novaland turned a prior year loss into a net profit of VND 970 billion through financial revenue.

Market activity has expanded to include major share divestments and capital raising. NovaGroup registered to sell 2 million shares of Novaland to support debt restructuring and balance its portfolio. In the technology sector, CNCTech Chairman Nguyen Van Hung earned approximately 108 billion VND after selling 4 million CLI shares. Concurrently, the banking sector remains active with dividend payouts and share issuances, such as Vietbank’s plan to issue over 296 million shares to fund lending, alongside dividend processing by MB, BIDV, VIB, and MSB.

Broader institutional reforms are also underway. The Ministry of Finance is working to create a more favorable legal framework by reducing administrative procedures and increasing transparency, with plans to submit 25 laws and resolutions to the National Assembly by 2025. In the private sector, Dat Xanh Group announced a transition to a new brand, Bluemarq Group, in Q2 2026, aiming to evolve from a traditional real estate firm into a global investment and asset management group with consolidated assets exceeding 38,100 billion VND.
