Yucatán population growth and demographic shifts

Overview

Data from the National Institute of Statistics and Geography (INEGI) indicates that the population of Yucatán has surpassed the 2.5 million milestone, reaching approximately 2,502,326 to 2,506,448 residents. While the total population has grown by 8.7% since 2020, the annual growth rate has slowed to 1.4%.

Demographic shifts show a significant increase in non-native residents. The proportion of native Yucatecans has decreased from 92.24% in 2000 to 86.14% in 2025, while the number of residents born outside the state has nearly tripled. Other demographic trends include an aging population, with the median age rising from 30 to 32, and a declining fertility rate.

Urbanization is concentrated in the Mérida metropolitan area, which is now Mexico’s 10th-largest metropolitan area. Recent 2025 Intercensal Survey data reveals that growth is increasingly shifting toward municipalities surrounding the capital and the coast. Between 2020 and 2025, the municipalities of Kanasín, Umán, and Progreso collectively added 60,141 residents, a figure that exceeds the 58,785 new inhabitants recorded in Mérida. Kanasín saw the highest proportional increase at 25.86%, followed by Umán at 18.35% and Progreso at 16.27%.

A real estate boom continues to outpace population expansion; housing inventory increased by 17.8% between 2020 and 2025, a rate more than double that of population growth.
