Brazilian condo fees hit R$527, driving higher resident costs

The average monthly condominium fee in Brazil rose to R$527.45 in 2026, up 4.62% from R$516.42 in 2025, outpacing inflation in several markets. In the Greater ABC region, the number of condominium debts protested at notary offices jumped 80.8% in the first half of 2025, from 68 to 123 cases, while the total amount claimed rose 55.1% to R$140,854.16. IEPTB‑SP vice‑president Mario Camargo explained that protest filings quickly alert credit agencies and can prompt faster repayment, offering a less bureaucratic alternative to lengthy court actions.

Industry voices highlighted the broader context: the Brazilian Construction Industry Chamber (CBIC) reported a record 453,005 residential units launched in 2025, a 10.6% rise year‑on‑year, expanding the pool of condominiums that must manage rising operational costs.
