Brazilian real estate and asset auction activity
Overview
The Brazilian real estate market continues to see significant activity through both private investment fund transactions and large-scale bank auctions.
Real estate investment funds are advancing major asset sales. For instance, holders of the HOFC11 CRIs approved the sale of Edifício Morumbi in São Paulo to TRX Real Estate FII, a deal involving a 40% extraordinary amortization of the CRI balance. Other funds, such as AIEC11, have received substantial proposals for portfolio assets in Rio de Janeiro and São Paulo, with transaction values reaching hundreds of millions of Reais.
Major financial institutions and government entities are intensifying property and asset auctions across the country. Caixa Econômica Federal, in partnership with Fidalgo Leilões, is auctioning 453 properties nationwide, including apartments, houses, and rural properties, with discounts of up to 75% off appraised values. This auction, which concludes on October 29, allows for financing and the use of FGTS funds across 22 states and the Federal District. Itaú Unibanco, via Mega Leilões, is scheduled to auction 113 residential and commercial properties on October 14, 2026, offering installment plans of up to 78 months.
Public sector and regional bank auctions also remain active. The Government of Alagoas has scheduled a public auction for November 5 to sell a property in Maceió with a minimum bid of R$ 1.7 million, intending to reinvest proceeds into public services. Additionally, Banco do Nordeste do Brasil (BNB) has scheduled an electronic auction for October 14, 2026, to sell movable and immovable assets across ten states, including Bahia, Ceará, and Minas Gerais.
