Hotel Glória residential conversion in Rio de Janeiro

Overview

The historic Hotel Glória in Rio de Janeiro, which had been closed since 2008, is being converted into a high-end residential complex named Glória Residencial. The retrofit project, managed by Opportunity Fundo de Investimento Imobiliário and SIG Engenharia, involves a cost of approximately R$ 400 million.

The development consists of 266 apartments across three blocks on a 9,000-square-meter site. While the original 1922 structure was Latin America’s first five-star establishment, the renovation focuses on modernizing the interior while preserving the historic facade under the protection of the Instituto Rio Patrimônio da Humanidade (IRPH).

Following the completion of the project, the building has reopened as a residential condominium. Approximately 73% of the units have been sold, with prices ranging from R$ 1.8 million to R$ 7 million. The buyer demographic includes 60% Rio residents, 30% from other Brazilian states, and 10% international buyers. Notably, the new condominium rules prohibit short-term rentals through platforms such as Airbnb, and the former grand ballroom has been repurposed for resident events.
