Itajaí real estate market expansion

Overview

The real estate market in Itajaí, Santa Catarina, has undergone rapid expansion throughout 2026. Between January and August, property sales reached R$ 3.11 billion, marking a 209.2% increase compared to the same period in 2025. Monthly activity saw a significant spike in August 2026, with sales reaching R$ 750.5 million, a 719.4% increase over August 2025.

This growth is driven by high demand and limited supply, with the city facing a housing deficit of more than 15,000 homes. The region's luxury segment has also gained international recognition, exemplified by the ‘O Tempo’ development winning multiple awards. Itajaí’s sales volume has outperformed neighboring municipalities including Itapema, Porto Belo, and Balneário Camboriú.

Alongside this economic surge, new educational infrastructure is being developed to support the local labor market. Senac has launched a R$ 45 million project to construct a new 9,000-square-meter facility in the Fazenda neighborhood, which is expected to be completed by 2028.
