Leblon mansion demolition and luxury development

Overview

Demolition has commenced on a massive mansion in the Jardim Pernambuco area of Leblon, Rio de Janeiro, to facilitate a new luxury residential project. The property, previously described as the most expensive mansion in Brazil, was once listed for R$ 220 million and was reportedly sought after by Neymar’s family before being acquired by the developer Mozak in 2024.

The site, an 11,500-square-meter lot, will be transformed into Estância Pernambuco. This exclusive development, designed by architect Thiago Bernardes, will consist of ten high-standard houses. The project has an estimated total sales value of approximately R$ 360 million, with seven of the ten units already sold for prices ranging between R$ 24 million and R$ 42 million. Completion of the development is expected in the second half of 2028.
