Overview
The Indonesian government has commenced the Manggarai affordable housing project in central Jakarta. The development is a collaborative effort involving the Ministry of Housing and Settlement Areas, PT Kereta Api Indonesia (KAI), and Bank Tabungan Negara (BTN).
Utilizing a Transit-Oriented Development (TOD) concept on 2.1 hectares of KAI-owned land near Manggarai Station, the project will consist of eight 24-story residential towers. The development is expected to provide a total of 3,784 units, including studio, type 36, and type 45 options, offering residents direct access to various public transport modes such as the KRL Commuter Line, MRT, and LRT.
To facilitate accessibility for low-income communities, BTN is providing a subsidized mortgage scheme with a 40-year tenor and a fixed 6% interest rate. During the groundbreaking, Hashim Djojohadikusumo, head of the Housing Task Force, emphasized that the project is a step toward social justice but also cautioned that the government must prioritize long-term infrastructure maintenance and management to ensure building quality remains high over time.
