Punta Paraíso demolition orders in Nayarit

Overview

A legal dispute regarding irregular construction at the Punta Paraíso condominium in San Pancho, Nayarit, has resulted in orders for demolition. Initially, an administrative court upheld sanctions against Pacific Lifestyle Properties, ordering the demolition of two specific towers—referred to as ‘Torre 1’ and ‘Torre 2’—and the restoration of reclaimed land within the Federal Maritime-Terrestrial Zone. The court ruled that the construction violated federal concessions.

Following this, the Mexican Secretariat of Environment and Natural Resources (Semarnat) issued an unappealable federal order for the total demolition of the entire Punta Paraíso residential complex. This escalated mandate follows technical reports indicating that the infrastructure sustained irreversible damage from hurricanes Polo and Rachel, causing foundation failure and collapsed retaining walls. The Mexican Navy has cordoned off the area due to the imminent risk of collapse, and the municipality of Bahía de Banderas has been given one year to complete the removal of the structures.
