Spanish household savings and housing market pressures
Overview
Data from the Instituto Nacional de Estadística (INE) indicates that the Spanish household savings rate declined to 11% of gross disposable income during the second quarter of 2026. This figure represents a 0.6 percentage point decrease from the preceding quarter and is the lowest recorded since the first quarter of 2023, following six consecutive quarters of downward trends.
While household gross disposable income increased by 5.5% to 303,933 million euros, final consumption expenditure rose more sharply by 7.1%, reaching 247,410 million euros. Total household savings fell by 0.6% compared to the same quarter in the previous year, totaling 57,019 million euros. Investment also saw growth, increasing by 5.6% to 21,911 million euros.
Economic pressure is being compounded by volatility in the housing market. In September 2026, the Euribor reached a monthly average of 3.24%, its highest level since 2024. Real estate prices are also surging; the Balearic Islands have exceeded 2007 bubble peaks in real terms, while the Valencian Community reported year-on-year increases of 21.9%.
A MAPFRE study notes social disparities, with men saving an average of 306 euros per month compared to 236 euros for women. Beyond income constraints, financial literacy has emerged as a concern; Banco de España data highlights that 41% of the population lacks understanding of fundamental concepts like compound interest. Furthermore, efforts to stimulate private investment have faced setbacks, as a proposal for a European Financial Account—which would have offered tax exemptions on capital gains for investments up to 150,000 euros—failed to pass in the Spanish Congress after being linked to rejected housing decrees.
