Student housing shortages in German university cities

Overview

Germany is experiencing a significant shortage of affordable student housing across various university locations. In Aachen, approximately 11,000 students are on waiting lists for only 5,000 available dormitory places, a crisis driven by a growing international student population and a structural lack of affordable options.

As the winter semester approaches, the shortage has intensified in other regions. In Halle, the Studentenwerk reported 852 applications for 530 dormitory places, with monthly rents averaging 275 euros. In Magdeburg, 1,220 applications were submitted for housing, and local authorities noted that available units in Magdeburg and Wernigerode are typically fully occupied.

The crisis is also evident in Mecklenburg-Vorpommern. The Studierendenwerk Rostock-Wismar reported that competition for rooms has risen to approximately 3.4 applicants per room, up from 2.65 in 2022. Despite the completion of 150 new places in April and further expansion plans through 2031, Managing Director Kai Hörig stated that the organization cannot provide housing for all students seeking it.

In response to high costs and limited availability, the student union (AStA) in Lüneburg has launched a ‘bed exchange’ initiative. This program encourages local residents to offer temporary sleeping spaces, such as sofas or guest rooms, to assist first-year students during their orientation week in early October.
