Thameside West regeneration project in East London
Overview
Emirati developer Arada has submitted planning applications to the London Borough of Newham for the first phase of the Thameside West regeneration project in East London’s Royal Docks. The development, valued at approximately AED 12 billion, aims to deliver at least 5,000 homes across a 47-acre site.
The initial phase involves constructing nearly 1,500 homes across six buildings. A key feature of this stage is that the first two buildings are designated as 100% social rent housing, specifically including three and four-bedroom family units. The masterplan utilizes a landscape-led approach, including a seven-acre waterfront park with approximately 1,000 trees and a one-kilometre walking route.
Infrastructure plans include a new Docklands Light Railway (DLR) station, potentially named Thames Wharf. While Transport for London has completed the feasibility design stage, a significant funding gap remains for the station. TfL is currently exploring external funding sources to support its delivery, which may coincide with the arrival of the first residents. Construction on the site is expected to begin in early 2028.
