TOFROM YAESU redevelopment project

Overview

The TOFROM YAESU redevelopment project near the Yaesu exit of Tokyo Station is scheduled to open its first phase on September 10, 2026. The project, led by Tokyo Tatemono, is a massive urban transformation that took approximately 25 years to complete due to the involvement of roughly 250 rights holders.

The development features the 250-meter-tall, 51-story TOFROM YAESU Tower, which will house offices, a theater, medical facilities, conference facilities, and a bus terminal. The commercial zone, ‘TOFROM YAESU Shop & Restaurant’, will open in its first phase in the tower’s lower levels with 55 establishments, while a second phase in ‘The Front’ building is expected to open sequentially from winter 2026, eventually totaling 68 tenants.

To maintain the historical identity of the Yaesu district, the architectural design utilizes a ‘stacked box’ exterior and street-facing storefronts to evoke traditional narrow alleys. The project also includes a public art program titled ‘City of Mermaids’, created by director Shunji Iwai, which integrates the area’s history with fantasy elements through various media installations. Several long-standing local businesses, including a 170-year-old restaurant, are also returning to the area as part of the redevelopment.
