Urbagestión tenant eviction dispute
Overview
A dispute between the company Urbagestión and a tenant, María del Carmen Abascal, has moved toward a resolution following legal rulings and public pressure. Initially, the Provincial Court of Madrid and the Supreme Court ruled that the tenant’s previous contract had expired in 2007.
Following accusations from the Sindicato de Inquilinas and criticism from Spain’s Housing Minister, Isabel Rodríguez, the company owners reached an agreement to allow the tenant to return to her Madrid residence. The owners, Ricardo and Fernando Alonso, defended their firm against being labeled a ‘vulture fund,’ stating they faced harassment such as receiving ‘boxes of cockroaches’ at their headquarters.
After mediation with the Madrid Municipal Housing and Land Company (EMVS), a new lease agreement was established. The terms provide for an eight-year lease, extendable by three years, with rent capped at 30% of the tenant’s net income.
