Zbrojovka Brno stadium development dispute

The development of a new Zbrojovka Brno football stadium at the former Lužánky site has encountered regulatory and financial obstacles.

Initially, the project faced a setback when the Czech Ministry of Culture’s heritage department warned that the proposed 37-metre height would obstruct protected views of Brno’s historic centre. City officials indicated that while a height of 28–30 metres might be permitted, the city would need to assess alternative designs between 31 and 34 metres.

Parallel to the height dispute, the project has faced complications regarding land-price appraisals. A revised expert assessment valued the land at 227 million CZK, which, after accounting for demolition costs, leaves a final amount of 49 million CZK. This figure is closer to the club’s original offer than the 210 million CZK previously demanded by the city.

Due to the ongoing concession proceedings, Zbrojovka cannot legally alter its initial offer. Consequently, Brno officials are considering canceling the current concession process and launching a new tender to resolve the impasse.
