Previously, extreme tension was noted in coastal towns like Tarifa, where residents dedicated 68% of disposable income to housing. To mitigate scarcity, private developers have been exploring models for dedicated long-term rental housing and property renovations.
By September 2026, broader trends in Spain indicate a growing affordability crisis. In Almería, average mortgage amounts have risen to approximately 118,000 euros. Market analysts have warned of a potential housing crisis by 2027, driven by high inflation and low supply.
