Athens Riviera luxury real estate boom continues
Entities: Premier Realty · Athens Riviera · Korina Saia · Riviera Tower
Overview
In late June 2026 the Athens Riviera was highlighted as Greece’s emerging luxury‑real‑estate hub, driven by a massive urban‑renewal zone, new green skyscrapers, a 22‑km coastal promenade and a suite of digital upgrades—including 5G, IoT‑enabled homes and a blockchain‑based transaction platform. These infrastructure and technology improvements were promoted to attract ultra‑high‑net‑worth buyers and to raise property values to historic levels.
A few days later, the €200 million Apollo Hills project in Voula reached its structural‑framework stage, meeting BREEAM sustainability standards and involving international investor Hines and local construction firm Elekma. Officials praised the project’s community benefits and its appeal to overseas buyers, with the first units slated for delivery in early 2027.
On 20 July 2026 the Riviera Tower, a 200‑metre residential skyscraper in the Elliniko district, entered its final construction phase. Designed by Foster + Partners with Alexander Tompazis and built by a Bouygues‑AKTOR joint venture, the tower will become Greece’s tallest residential building and the highest coastal “green” tower in the Mediterranean. The project already featured the country’s longest continuous concrete pour; the final phase adds 300 steel piles (1.5 m diameter, 35–50 m deep) and a 40‑hour nonstop pour delivering roughly 7,500 m³ of concrete and 1,760 t of reinforcement.
Parallel infrastructure upgrades—a 22‑km “Great Walk” linking six municipalities, the underground Poseidon Avenue, and the conversion of traditional marinas into smart, green hubs equipped with 5G/6G, EV services and AI‑managed, energy‑autonomous designs under the “Blue Economy” and “Digital Saroni” concepts—have created a “walking‑distance premium.” Premier Realty estimates homes adjacent to these upgrades now command 20‑30 % higher values, pushing Riviera property prices to historic highs.
