Egypt building violation reconciliation extension

The Egyptian government has extended the deadline for citizens to submit reconciliation requests regarding building violations. Following a decision by Prime Minister Mostafa Madbouly, a six-month grace period was granted, beginning May 5, 2026, and concluding on November 5, 2026.

Under Law No. 187 of 2023, the reconciliation process is available for violations that are legally reconcilable and do not compromise a building’s structural safety. The initiative aims to regulate urban growth, protect real estate assets, and reduce informal settlements. Reconciliation fees are determined by local governors or administrative heads, with rates ranging from a minimum of 50 EGP to a maximum of 2,500 EGP per square meter, depending on the location and available services.

As the extension progresses, Egyptian lawmakers have called for significant reforms. Senator Essam Helal emphasized the need to reduce documentation requirements by utilizing existing local records. Representative Amr Fahmy urged the swift submission of a new reconciliation law to Parliament to balance state rights with citizen realities.

Following the Cabinet’s approval of the extension, MP Mokhtar Hammam, Deputy Head of the Housing Committee, noted that the move reflects the government’s recognition of high demand. However, he reiterated calls for simplified administrative procedures and faster application processing. MP Naglaa El-Assaily cautioned that the extension must not be perceived as a “license to continue new violations,” particularly on agricultural land essential for food security. Local development expert Karim Salem advised citizens to consult technological centers to ensure correct documentation and fee submission.
