Kalamata student housing and urban planning crisis

In late July 2026, the Messinia Hospitality Association (Σ.Ε.Μ.) presented a five‑point plan to alleviate Kalamata’s acute student‑housing shortage. The proposal includes repurposing vacant public buildings, such as the former theological school and the old army camp, into modern residences, alongside tax incentives for long‑term leases and renovation programmes for aging properties.

This initiative follows remarks by Odysseas Spioliopoulos, dean of the School of Management at the University of Peloponnese, who noted that rising rents and the proliferation of short‑term tourist rentals have left students with insufficient accommodation. Student representatives from the PASP Kalamata party, led by secretary Georgios Galiagris, echoed these concerns, arguing that affordable housing is essential for the city’s economic and cultural vitality. They have urged municipal and national authorities to increase funding for university facilities to prevent students from abandoning their studies due to living expenses.

Adding to the debate, Georgios Karabatos, former President of the Messinia Chamber of Commerce, issued an open letter questioning whether current urban growth meets local needs. He noted that approximately 240 apartment buildings are under construction, suggesting that the surge in large-scale tourism and residential investment may be prioritizing investment products and short-term rentals over the housing requirements of residents, youth, and students. Karabatos called for comprehensive urban planning and public consultation to ensure the city’s infrastructure can sustain such rapid development.
