Luxury hotel expansion in the Americas
Overview
Major hospitality corporations are expanding their luxury and all-inclusive hotel footprints across the Americas, with a significant emphasis on Mexico.
Hyatt Hotels Corporation is accelerating its luxury portfolio growth through several key developments. This includes the expansion of the Park Hyatt brand with the opening of Park Hyatt Cabo del Sol and the upcoming Park Hyatt Riviera Maya, which is slated to be the brand’s first all-inclusive property globally. Other planned developments include Park Hyatt Mexico City Polanco in 2027, the Alila brand in the Riviera Maya, and multiple Grand Hyatt resort openings in Grand Cayman, Cancun, and Los Cabos by late 2026. Additionally, The Unbound Collection by Hyatt is growing in Canada and Mexico.
Other industry players are also targeting the Mexican market. Hilton is pivoting toward the adults-only all-inclusive luxury segment, with the Waldorf Astoria Riviera Maya transitioning to that model by January 2027. Hilton has also announced that the Conrad Tulum Riviera Maya will join its all-inclusive portfolio, utilizing a multi-generational approach for couples and families. Marriott International has reached a milestone of 300 properties in Mexico, driven by a development pipeline of 76 hotels including brand conversions and new resort developments.
Iberostar is also repositioning its stock through renovations and transformations. In the Riviera Maya, the Iberostar Waves Tucán and Iberostar Waves Quetzal are scheduled to reopen on December 1, 2026, following renovations to their rooms, pools, and dining areas. In Jamaica, the JOIA Rose Hall by Iberostar in Montego Bay is completing a transformation of its suites and common areas to align with the brand’s luxury collection.
