San Siro stadium redevelopment and legal dispute

The San Siro stadium in Milan is the subject of a massive redevelopment project and simultaneous legal disputes. The proposed transformation, driven by Inter and Milan, is estimated to cost approximately 2.302 billion euros. The plan involves demolishing most of the current Giuseppe Meazza site to construct a new 71,500-seat arena designed by Foster + Partners and Manica Architecture. This development includes a new tertiary district with office spaces, hotels, restaurants, and a shared museum, alongside significant urban infrastructure and green spaces.

However, the sale of the stadium by the Municipality of Milan faces a legal challenge seeking to declare the deed null and void. The lawsuit alleges the sale was rushed to avoid architectural protections, noting the transaction was completed on November 5, 2025, just five days before the stadium’s second tier would have reached the 70-year age threshold required for mandatory cultural heritage verification under the Cultural Heritage Code. While no seizure or construction prohibition is currently in place, the litigation introduces uncertainty for the owners, Stadio San Siro spa, regarding future renovations and construction.

As demolition planning progresses, AC Milan and Inter Milan are considering a plan to allow season-ticket holders to purchase or receive free seats from the stadium. Official project documents suggest approximately 80% of the 75,817 seats—roughly 60,654 units—could be salvaged to serve sentimental and environmental purposes, preventing approximately 273 tonnes of waste. The demolition is expected to be a complex, four-phase process costing an estimated 127 million euros, beginning only after a new stadium is operational.
