US mortgage rates and Treasury yields fluctuate

Overview

U.S. mortgage rates and Treasury yields have experienced significant upward pressure through late July and early August 2026. In late July, the average 30-year fixed mortgage rate reached 6.66%, a one-year high, as the 10-year Treasury yield rose amid higher oil prices and Middle East tensions. By early August, volatility escalated when the 30-year U.S. Treasury yield surged above 5.23%, its highest level since 2007.

By mid-August, rates showed signs of easing, with the 30-year fixed rate dropping to approximately 6.55% APR by August 20. However, this relief was short-lived. By August 21, 30-year Treasury yields surged again to 5.311%, fueled by rising Japanese government bond yields and reduced holdings by major foreign investors.

By late August, 30-year yields maintained levels near 5.3%. This upward trend is driven by persistent inflation risks, the U.S. national debt exceeding $40 trillion, and a significant federal deficit. Geopolitical tensions, specifically the ongoing conflict with Iran, have further contributed to the surge. In response, Treasury Secretary Scott Bessent announced plans to increase government bond buybacks, raising the cap from $2 billion to $4 billion to stabilize long-term yields.

By early September, yields continued to climb, with the 10-year note reaching 4.85%, its highest level since 2023. The Treasury’s bond buyback program, which reached $6 billion, failed to meet market expectations of up to $10 billion. Market volatility remains high as Brent crude exceeds $100 per barrel, fueling inflation concerns. Investors are now focused on upcoming PPI and CPI data to gauge future Federal Reserve interest rate decisions. As of September 8, yields continue to approach the 5% threshold, while gold prices have risen to $4,414.30 per ounce as investors seek safe-haven assets amid geopolitical instability.
