The Indonesian Public Housing Savings Management Agency (BP Tapera) is developing a plan to extend the tenure of the Housing Financing Liquidity Facility (FLPP) to 40 years. Directed by President Prabowo Subianto, the initiative seeks to improve access to affordable housing for low-income communities by lowering monthly installments.
The proposed scheme includes a 5 percent interest rate for landed houses and a 6 percent rate for public apartments, using a 75:25 funding ratio. PT Bank Tabungan Negara (BTN) has indicated readiness to implement the program, noting that the 40-year tenor would be reserved for first-time homebuyers who do not currently own property. BTN is currently awaiting technical regulations from BP Tapera to finalize the process.
While the Financial Services Authority (OJK) views the extended credit period as an opportunity for the life insurance industry to increase premium income through credit life insurance, officials have cautioned that insurers must utilize prudent risk management and accurate actuarial calculations to manage the longer exposure to potential claims.
