Athens sports and Ellinikon redevelopment updates

Overview

Panathinaikos is advancing its relocation to the Botanikos area, with construction on track for a summer 2027 opening. Club owner Giannis Alafouzos announced that the new stadium will meet UEFA standards and replace the historic Leforou ground, which is slated for redevelopment into a park and sports complex. To facilitate the transition, the club has implemented a priority season-ticket scheme for the 2026–27 season, targeting the first 10,000 new holders for the new venue. Additionally, an international architectural competition has been launched to redesign the 5,000-hectare area surrounding the stadium, including plans for a Business Park by 2028.

Olympiacos is pursuing a €250 million upgrade of the Georgios Karaiskakis Stadium to increase capacity to over 53,000 seats and raise the roof height to 52 meters. The Piraeus Municipal Council has unanimously approved the plans, though implementation requires legislative changes to permit the increased height. The project, entirely club-financed, aims to create a multi-purpose venue for international events. The Hellenic Olympic Committee has also voted to support the expansion, agreeing to a 49-year lease extension in exchange for annual fees to support Greek athletes.

The Ellinikon Sports Park officially opened its first phase to the public on 20 July 2026. The 287,000 m² complex features an athletics track, football pitches, tennis and basketball courts, and a sports hostel. While the park is now operational, construction continues on the Riviera Tower, the Ellinikon Mall, and surrounding residential areas like Little Athens, with residential handovers expected in early 2027. Meanwhile, the historic Panathenaic Stadium has begun a major renovation, including a new tartan track, funded by Capital Maritime & Trading Corp.
